HOUSTON, TX – HFF announced today that it has closed the sale of and arranged financing for 4600 Highway 6 North (top left photo), a three-story, 53,037-square-foot office building in northwest Houston.
HFF marketed the property on behalf of the seller, the Brookfield Real Estate Opportunity Fund, a division of Brookfield Asset Management. 
Rockwell Management Corporation represented the buyer in the purchase of 4600 Highway 6 North for an undisclosed amount.  HFF arranged the acquisition financing through ViewPoint Bank. 
Renovated in 2007-2008, 4600 Highway 6 North is 82 percent leased to tenants including JPMorgan Chase and the Attorney General’s Office.  The property is located between Interstate 10 and Highway 290 on State Highway 6 in west Houston.

NYU-Poly Expands Campus in Brooklyn's MetroTech Center

Can anyone give me an idea of how warm the Gulf is in April (18-24)? Is it swimmable? We%26#39;ll be at Disney and thought of going to Sarasota for a few days also, but want to be able to go in the ocean. Have only been there in the summer in the past. Thanks!

Well, three years ago I would have agreed with you but the last two years have been a little nerve wracking with the threat of hurricanes.





The weather has really been wacky the last two years. In this area, which is East of Tampa, we usually get about two mornings in December when the temperature will drop to freezing. Of course it doesn%26#39;t stay there once dawn breaks. Last December there were no freezing temps at all. And it was not until February that we got one morning that it went to freezing.





So who knows what it will be when you are in Sarasota.




We came back from Sarasota 3 weeks ago and nobody swam in the ocean. Nights were cold but days were already hot. Make sure your hotel has a heated pool if you wanna swim. It is a nice area to visit though. It took us around 2 hrs. to get to Sarasota from Disney World. Do not drive during peak hours, traffic is bad.




There isn%26#39;t an ocean here in Sarasota, it%26#39;s the Gulf of Mexico. :-)



Sarasota Bay is still a little chilly, but people still go in.



Just about every hotel has a pool.



Plenty to keep you busy.




Today the Gulf is 70, and it should warm up a bit every day. Right now we are having Chamber of Commerce weather and people are really enjoying the beach/Gulf!

hi there - will be coming to sarasota for 2 weeks on the 21st april, hope the weather keeps fine!!! can anyone tell me what time roughly it gets light and gets dark..probably seems a silly question, but i am an early riser, (very early) and i know the rest of the family dont usually %26#39;surface%26#39; til after 9.00am, and i hate sitting on my own waiting for it to get light????.

Well, right now, it is already daylight at around 7 am and dark around 8:30 pm. give or take a few.

My husband also rises early and when we are in Seista Key he is usually been fishing for an hour or so before I get to the beach around 7:30. Are you staying on or near a beach?




It begins to get light around 6:30AM(sunrise today was 7:11) and sunset is to be 7:52 this evening. It%26#39;s still fairly light until 8:30, as previously posted. Our sunsets are pretty spectacular this time of year. Enjoy your holiday here with Sarasotans!

I don%26#39;t know anything about Palm Bay Club, but my wife and I always stay at Crescent Royale. We are very happy with it. As far as spring break, I don%26#39;t think Sarasota is necessarily a spring break haven. Maybe Realtor1 can chime in here.

Is Crescent Royale location good? Looking at property for week in summer, teen age kids coming along, hoping for something close to village.




Crescent Royale is right across from the public beach. We%26#39;ve walked to the village from there -- maybe about a 15 minute walk?




Palm Bay Club is nice, also. I have friends who stayed there a couple of years ago. The tower w/condos is right on the beach but some of the rooms are across the street on the Intercoastal. It has tennis courts, docks, fishing pier, and I think a small spa. It is on Midnight Pass which is the main beach road in SK.




Ed, Crescent Royale is closer to Siesta Village and all it offers, but the Palm Bay Club has more amenities, according to AAA. Yes, Spring Break is over, but we%26#39;re still crowded with the ';Easter Breakers';. Our weather is PERFECT, so c%26#39;mon down and enjoy!

    There was a country dance bar in Ft. Walton, but I don%26#39;t know if it is still open. There is not a country bar in Destin that I know of.




    I know when me and my husband went about 4 years ago there was a country bar off the strip it had pool tables dance floor and I think a mechanical bull but we dont remember the name of it? we are comming down there in June and we was wondering was it still there and if there was anyother place that played country?

    Yes, the club was once Club Country, but it is not The Block. It still has the bull on the country side of the bar.



    A hip-hop club, country music club and a karaoke side.

    I%26#39;ll be in KW on for the weekend on April 21-23rd and was wondering about these properties. I want to be somewhat close to Duval, and it looks like these three Center Court places are really nice. Anyone know personally?



    What can you tell me about Center Court's...Verde Suite...


    My fiance and I stayed the ';Tropical Hideway'; (through Center Court) during our December %26#39;02 trip to Key West. It%26#39;s on the same property with the Pineapple Retreat %26amp; the Seaport Suite. I didn%26#39;t get to see inside the other 2 units, but I can vouch for the common grounds of the property and its location in Old Town.





    The property is well maintained and in a quiet neighborhood. The pool is fairly large (by Key West standards) and since it%26#39;s only shared with 2 other units (one of which has its own private dipping pool) we never saw many people using it. The landscaping on the property was extensive, and it was very convenient to have complimentary laundry facilities onsite. The daily housekeeping service was a nice touch as well. Even on the days that we put out the ';no housekeeping necessary'; sign, they still were nice enough to leave fresh towels for us!





    I wouldn%26#39;t classify the property as being ';close'; to Duval street. It was roughly 6-7 blocks away, which was about a 20 minute walk at a VERY leisurely pace for us. We never minded the walk - we felt more like locals by staying in a primarily residential setting, and it was a nice change of pace to adjust our walking routes to tour through the surrounding neighborhoods on our way to/from Duval.





    If you want, you can use a online service like ';MapQuest'; to show you exactly how far it is from the property to Duval St. Use the intersection of Frances St %26amp; Eaton St as your starting point, and the intersection of Duval St %26amp; Eaton St as your ending point. That gives you a straight-shot distance to Duval St, with Mallory Square being a block or so away from that ending point.





    I liked our location for being so close to the some of the more ';local'; hangouts AND one of our favorite lunch spots - B.O.%26#39;s Fish Wagon. The added benefit of being away from Duval was how peaceful our neighborhood was. We could leave our French doors open in the mornings and evenings and the only sounds coming in were the rustling of the leaves in the breeze %26amp; the birds chirping. Very relaxing!

    SAN FRANCISCO, CA – HFF announced today that it has arranged a $46 million financing for Almaden Financial Plaza (top left photo), a three-building, 415,000-square-foot, Class A office complex in downtown San Jose, California.
    HFF worked exclusively on behalf of the property owner, an affiliate of Embarcadero Capital Partners LLC, to secure the five-year, fixed-rate loan through Guardian Life Insurance Company of America.

    Dane County Sheriff Dave Mahoney says that his department’s order to deputies to ignore possible voter fraud in the county jail is part of a long-standing policy of his department. 

    ... In Waukesha County, the state’s second most populous county, county jail administrator Mike Giese said that his jail does take steps to stop ineligible felons from voting.

    ... In Dodge County Sheriff Todd Nehls said that if an ineligible felon tried to vote through his jail they would make sure they followed the action and caught the inmate.

    Just complying with the state health exchanges alone has to cost employers $3.4 billion according to the AAF totals which were compiled from Federal Register data.     TSA 'Business As Usual," Defending the Indefensible. Again

    I bend over backwards at times giving the TSA the benefit of the doubt, including in its remarkably timid responses to the guns that more people are trying to bring through checkpoints because those people think they have a God-given "right to carry" their firearms anywhere they choose, including onto an airplane.

    TSA=We're vigilant about old ladies in wheelchairs, but we're terrified about upsetting the gun lobby.

    Now here, as if to prove that the TSA just doesn't make sense many times, is the agency's intrepid mouthpiece, "Blogger Bob" Burns, defending the indefensible -- that is, he airily waves off protests about TSA agents waylaying passengers as they queue to board airplanes, and "testing" whatever beverages they have in hand.

    Now, it's a given that if you have a soda or a bottle of water in hand at the gate, you have purchased or obtained that drink within the secure area of the airport, because they wouldn't have let you carry it through the checkpoint in the first place. The TSA says, as a matter of optics and a tactic of preemptively covering its butt, that of course nothing is "100 percent secure," yada-yada. Yes, that is correct. Except when the TSA has some asinine gate-theater to defend, and then it's "CSI Airport."

    "Blogger Bob" is correct in saying that this is nothing new, despite the current outpouring of online protest about the agency testing drinks at the gate. And, let note here the absolutely predictable response from the Brigade of Official Reassurance on public radio that there's nothing to see here, folks. Why, silly, the government told us so!

    Yes, they have had this ludicrous procedure in place for a while -- but my guess is that they've stepped up the performances lately of this particular comic act on the security-vaudeville playbill.

    Agents waylaying passengers at the gate may be designed to present "another layer of security," as "Blogger Bob" says, but in fact what we, the public, see is another ridiculous manifestation of make-work for a vastly bloated federal jobs program, the TSA -- which is without doubt the most hated agency of the federal government. The most hated, yes. The possibly also the least trusted. And lack of trust in your security is a basic security flaw, as any expert in the field will tell you.

    Here's "Blogger Bob" on the TSA blog today, pooh-poohing objections to this nonsense by insisting that this all is "business as usual." Business of security theater as usual, I would add.

    Emphasis is mine:

    "While browsing the web this morning, I saw that the topic de jour was that TSA was now screening liquids at the gate. We've talked about random gate screening here before, and if you travel frequently, you've likely experienced a gate screening. Not a big deal really... Heck, even I have been pulled aside for random gate screening.
    So, the most popular question that comes up with this topic is: "Isn't this redundant?" On the surface, it does seem that way, and it's the first logical thought that many have. However, any security expert will tell you that nothing is ever 100% secure. So, gate screening is kind of like our safety net to keep up with anybody who might be trying to get things past conventional screening.
    We stay away from static security tactics. Layered security is common practice, providing the necessary unpredictable measure that makes it more difficult to do malice to the transportation infrastructure. If everything we did was always the same, it would provide a checklist for people to know exactly what to expect. While this would be extremely helpful for passengers, it would also be useful to those wishing to do us harm. ...

    As far as the testing of liquids at the gate, this is just one of the many options we have to choose from when deciding what additional tactics to use each day. We started using test strips back in the summer of 2007 and continue to do so. The test involves a test strip and a dropper containing a nontoxic solution. In case you're wondering, our officers don't place the test strips in your beverages/liquids. They simply have the passenger remove the cap/lid and they hold the strip over the opening of the container. Procedures call for moving the test strip to the side and applying the solution from the dropper to test the strip. If the test results are positive TSA will conduct additional testing to make a final assessment.
    In a nutshell, liquid screening at gates is random and it isn't happening at every airport every day. So other than possibly taking a few moments of your time before boarding your flight, it's business as usual."

    Border Patrol Nabs Castro Sneaking Dirty Bomb Into U.S. ... Oops! Make That Ex-Arizona Gov. Castro, 96, and He'd Just Had Radiation Treatment

    The former governor of Arizona, 96-year-old Raul Castro, of Nogales, Ariz., was waylaid recently by intrepid agents of the U.S. Border Patrol in southern Arizona, where they don't have as much to do these days because fewer Mexicans are risking death illegally trudging 100 miles through the brutal heat of the Sonoran Desert.

    A radiation detector, it seems, signaled some radiation on the elderly gentleman's person during one of those pesky stops by the Border Patrol agents who are all over the region.
    Governor Castro, it seems, was emitting traces of radiation from a medical procedure. So he was detained and humiliated in the 100-degree heat because he could have posed a "nuclear threat" to the Homeland.

    This occurred a good ways from the border itself on Interstate 19 north of Tubac, Ariz. (Border Patrol claims to have martial-law authority in a zone within 100 miles of the border, which includes the city of Tucson.)

    You think I'm kidding? Read this.

    Mr. Castro was elected in 1974 as the first (and only) Mexican-American governor of Arizona. He is also a former U.S. ambassador to Argentina, Bolivia and El Salvador.

    This appalling incident has been well-known in the area since it occurred three weeks ago, and I've been amazed that the national media ignored it for so long, till it got picked up out of a local Nogales publication. (The Phoenix and Tuscon media are too lazy and too craven to rouse themselves much and report this out. They're afraid some right-wing screwball might write them a stern letter of complaint, after all.)

    Some marketing genius at British Airways thought it would be a grand idea to nose around online information about its best customers to compile useful personal information, including private photos, that could be used to "essentially [...] recreate the feeling of recognition you get in a favorite restaurant when you’re welcomed there," as one British Airways marketing genius explained in the Daily Mail newspaper in the UK.

    Yo, British Airways: That is a stupid, annoying idea, and whoever came up with it deserves the boot. Facebook users are already increasingly wary of corporations nosing around in their private matters, of course -- and this idea is absolutely nothing like a "favorite restaurant" where you might be known and greeted by name.

    I will never, ever understand the propensity of airlines for clumsily insulting the intelligence of their customers. The tin-ear syndrome is always on full display.

    Here's a beauty that one Suzanne L. Rubin, who runs the AAdvantage loyalty program, sent out in e mails to customers, thanking them for their loyalty while advising them that those "miles with no expiration" will now expire. It's a "streamline," she says!

    Foreclosure Homes Account for 23% of All U.S. Residential Sales in Q2 2012, According to RealtyTrac®

    IRVINE, CA — RealtyTrac® (www.realtytrac.com), the leading online marketplace for foreclosure properties, today released its Q2 2012 U.S. Foreclosure Sales Report™, which shows that sales of homes that were in some stage of foreclosure or bank-owned (REO) accounted for 23 percent of all U.S. residential sales during the second quarter — up from 22 percent of all sales in the first quarter and up from 19 percent of all sales in the second quarter of 2011.
    “The second quarter sales numbers provide solid statistical evidence of what we’ve been hearing anecdotally from real estate agents, buyers and investors over the past few months: there is a limited supply of available foreclosure inventory to choose from in many markets,” said Daren Blomquist (top right photo), RealtyTrac Vice President.
    “Given this shortage of supply and the seasonally strong buyer demand in the second quarter, it’s no surprise that the average foreclosure-related sales price increased both on a quarterly and annual basis.
    “Three straight months of increasing foreclosure starts through July may ease the inventory shortage somewhat in the coming months when many of these foreclosure starts translate into listed short sales or bank-owned homes,”
    Blomquist added. “The increase in short sales of properties that have not even started the foreclosure process indicates that lenders are moving further upstream to deal with their distressed inventory, thereby avoiding the increasingly complex and lengthy foreclosure process altogether.”
